If you are selling a home, getting a home inspection done before you list the property gives you information about what needs to be fixed or repaired. Of course, you may choose to not do the repairs and lower the price you had planned on asking for, but if you want to get the most for your home, taking care of issues found on the inspection is a good idea. If you are buying a home and the offer has been accepted by the seller, you should use home inspection services to ensure you know what you are getting. While the seller may show you the inspection they had done, it is always best to have someone working for you go over the place too. Here are a few things you need to keep in mind if you want to get the most out of the inspection.

Attend the Inspection

Whether you are the seller or buyer, make the time to be there when the inspector is doing their job. While you may not have any idea of what is going on, you can ask questions. They will tell you what they are looking for and why. While you can read the report to find out what issues were found, if any, it is better to have the inspector show you the problem so you have a better understanding of the issue and what needs to be done. The inspector can also tell you roughly how much it would cost to take care of any problems. 

Prep the House

Make sure the inspector has access to everything in the home that will be inspected. This means clearing a path to the HVAC units and plumbing. Make sure the closets are not packed full and the attic and basement can be walked through entirely. While this may not be possible as the buyer, let the seller know there will be an inspection and give them the opportunity to be there too. If they cannot be there, make sure you have the keys to the house, any normally locked rooms, and any outbuildings.

Don't forget to thoroughly read the report before the inspector leaves and ask about anything you do not understand. Even if you were there for the inspection, what is written in the report may not be in concise language. The sale of any property involves a good amount of money, so everyone involved needs to know the price is what the property is worth.
